What the job involves
Most sliding doors hang on two rollers at the bottom of the moving panel, riding on a metal track. When a roller wears, flattens, or seizes, the door gets heavy and rough. When the track is dirty or dented, it makes the problem worse.
The first thing we do is clean the track and see how the door behaves. That tells us whether the rollers are shot, the track is damaged, or the panel is out of adjustment.
- Roller wheels and their adjustment screws
- Track surface: dents, wear, and packed dirt
- Lock, latch, and handle engagement
- Weatherstripping and the gap at the sides and top
Why it matters in Arizona
Fine dust gets everywhere here, and a sliding door track is one of its favorite places. Packed dust and grit grinds on the rollers and chews up the track. Sun also bakes the vinyl and rubber, so weatherstripping dries, shrinks, and lets hot air and dust in around the panel.
Heat can make aluminum and vinyl frames move a little during the day, and over years that can throw the door out of square. Sliders also tend to be a weak point for security because worn latches are easy to lift, so a working lock matters. In many older Sun City homes the original sliders are decades old and the rollers are long overdue.
How a visit goes
We start with a test slide, then lift or remove the panel if we need to. We clean and inspect the track, replace worn rollers with matching ones, and adjust the height so the door rides level and the lock lines up.
If the latch is the problem, we replace it or the strike. We also replace weatherstripping that has hardened. After reassembly, we run the door through its full travel several times and check the lock. Stuck-closed doors and doors that jumped out of the track are common calls, and we can usually get them rolling again the same visit if parts are in stock.
What affects the cost
A roller and track service on a standard slider is a modest job. Costs go up when the door is large or heavy, when parts are hard to find for an older brand, or when the track is damaged and needs replacing.
Glass is a separate matter. We do not replace large glass panels, and an out-of-square frame may call for more extensive work. Free estimates, with an upfront price once we have seen the door.
When it needs a specialist
A cracked or fogged glass unit, or a failed seal between double panes, needs a glass company. A door whose frame is badly bent or whose track is part of a damaged structure may be better replaced. If you want a full replacement of the slider, we can help with installation of the new unit, or point you to a window and door dealer if the opening needs resizing.
“Nathan did a great job of cutting and finishing the exterior wood beams on my home. He remove the rotted wood and sealed and painted and they look so much better. He worked in the blazing sun without complaint, nice guy and talented craftsman. Highly...”
