What the job involves
Tile repair starts with working out why the tile failed. A tile cracked by a dropped pan is a simple replacement. A tile that cracks again, or a row of tiles that all sound hollow when tapped, points to something under the surface that needs attention.
We tap the area to find loose tiles, look at the grout lines for cracking that follows a pattern, and check for moisture or movement.
- Hollow-sounding tiles, which have lost their bond to the floor
- Cracks that line up across several tiles, which suggest movement below
- Crumbling or missing grout and failed caulk at corners
- Whether we can match the tile, or if a spare exists
Why it matters in Arizona
Tile is very common in Valley homes, often run through the whole house. Many houses here sit on slabs, and concrete slabs crack and move over time. Cracks in the slab can telegraph up through tile, usually in straight lines. Desert soils also expand and settle, especially in areas with clay content.
Heat and sun affect grout and caulk too. Windows that bake a patch of floor can dry out grout over the years. In showers, hard water leaves mineral buildup that gets into grout and caulk, and failed caulk lets water behind the wall. If you have older Sun City tile, finding a match is often the biggest challenge.
How a visit goes
We inspect the damage and explain the options. For a cracked tile, we protect the surroundings, score and carefully break up the old tile, and chip out the old adhesive down to a clean surface. We set the new tile in fresh thin-set, level it with neighbors, and let it cure before grouting.
Grout work involves removing the failed grout, cleaning the joint, and regrouting to match the color. In showers we also replace failed caulk. Loose tiles are lifted, cleaned, and reset. Cure times matter, so we tell you when it is safe to walk or shower again.
Once the new tile is set, we check that it sits flush with its neighbors, since a tile even slightly proud of the others catches toes and chips at the edge. We also vacuum up cutting dust, which spreads quickly across a tile floor and shows up for days if it is left behind.
What affects the cost
The number of tiles, the tile type, and access determine most of the cost. Porcelain and natural stone are cut and handled differently, and large-format tile is harder to match.
Matching a discontinued tile can take sourcing time, and grout color matching takes care. A slab crack under the tile is a separate issue that affects what repair will last. You get a free estimate and an upfront price.
When it needs a specialist
If tile is failing because the slab is cracking, shifting, or lifting, a foundation or concrete specialist should evaluate it first. Water damage behind shower walls, leaking pans, or mold are plumbing and remediation issues. Full floor retiling and large custom tile installations are bigger projects that we can discuss separately.
“We've had Nathan do several projects for us: installing a ceiling fan, changing out a vanity with a single sink to a dual, and changing a window into a sliding door and all of them were done very professionally with amazing attention to detail. I highly...”
