What the job involves
Most gate problems come from a gate that has dropped out of square. Once the far corner sags, it drags on the ground, the latch no longer meets its catch, and the hinges carry stress they were not designed for. Fixing it means finding why it dropped, not just tightening what is loose.
We look at the post first, because a leaning or loose post is behind more gate trouble than bad hinges are. Then we check the frame, the hinges, the latch, and the ground under the swing.
- Is the post plumb and solid in the ground or footing
- Are the gate frame joints tight, or has the frame racked
- Hinge condition, rust, and whether the screws still bite
- Latch alignment and any rubbing at the bottom or edge
Why it matters in Arizona
Heat dries and shrinks wood, so gate frames open at the joints and fasteners work loose over the seasons. Monsoon wind can slam an unlatched gate repeatedly or load a solid panel like a sail, which stresses hinges and posts. Our dry soil also holds posts well until irrigation or heavy rain softens the footing.
Sun-baked paint and stain wear off wood quickly, and exposed wood then takes up moisture during monsoon storms and swells. Metal gates hold up better but rust at welds and hinge points where the finish has cracked.
How a visit goes
We look at the gate in both open and closed positions and note where it rubs or binds. Then we explain what we found and what we would do before we start.
Typical repairs include squaring and bracing the frame, adding a diagonal brace or tension cable, resetting or replacing hinges, moving the latch and catch so they meet properly, and trimming a bottom edge that scrapes. If a post has shifted, we reset it or add support. Afterward we swing the gate repeatedly to confirm it closes and latches cleanly.
What affects the cost
A gate that just needs new hinges and a latch is a quick job. Cost goes up when the post has to be reset in concrete, the frame is rotted or bent and needs rebuilding, or the gate is large and heavy.
Material also matters. Replacement hardware for wrought iron, wood, and vinyl differs, and a gate beyond economical repair may be cheaper to replace than patch. We tell you honestly which way makes sense. Estimates are free and the price is upfront.
When it needs a specialist
Electric or motorized gates, keypads, and access control belong to a gate automation company, not us. Welding repairs to heavy wrought iron or structural cracks may need a welder. And if a gate is part of a pool barrier, it has to meet self-closing and self-latching requirements, so we will talk that through with you before changing anything.
